Our History

DC Bend LLC. was created by Dan Cooper, a 20-year designer and builder of custom luxury homes in Oregon. Dan Founded DC Fine Homes in Eugene in 2004 (now ‘DC Eugene’), and has since focused on high-end custom design and build projects in Central Oregon.

Dan formed DC Bend under the same premise that he started in the industry with: a belief that each structure could become its own sensible creation, a blend of well executed client and designer ideas that results in a distinctive, timeless and original home. We have a passion for making each home’s form, function, flow & personality be as comprehensive and cohesive as possible, and our drive to evolve and be inspired by our surroundings is what has brought us to Central Oregon.

With a service-oriented approach DC Bend’s operation will be similar to its sister company in Eugene: pair interior design services with building to offer a complete package to our clientele. As part of the client experience we will team with the best local professionals and tradesmen to insure the quality of our product is unmatched.

Through the years DC has built a reputation for one of a kind architecture and each project has been memorable. Featured in a myriad of publications from ‘Home & Architectural Trends’ & ‘Eugene Magazine’ to a plethora of internet sites & blogs, we have enjoyed inspiring those who can appreciate attention to detail & well planned home environments and look forward to being a part of more projects in Central Oregon.

As we launch our services we will start out strongly focusing on building in Brasada Ranch in Powell Butte, OR. In our view Brasada is a community that’s still a hidden secret, one with a vast potential of showcasing award-winning architecture to compliment awe-inspiring mountain views. We feel that by centralizing our focus we can specialize in the nuances of the community while offering top service to our clients and maintaining the attention to detail we are known for. We will carefully select each project, and look forward to our homes being recognizable additions to the picturesque setting that is Brasada Ranch.

Our Process

The Lot Selection/Design Phase

Ideally, we get to start with you from the beginning. Whether we participate with you in the development of your home design or we act as a consultant to give you context to costs as your design professional creates the perfect plan, we prefer to be involved as early as possible so we can make sure you have a good awareness to the approximate budget, site factors & other processes required (financing, permitting, etc). This also allows us to have ample time to put your project into our schedule.

We prefer to have an initial consultation to get to know you as well as your goals and priorities for your future home. We also would like to go through your inspiration photos and hear your concerns about the entire process of building a custom home so we can advise accordingly. This vital time spent getting to know each other is a paramount part of the process to see if we are a fit for each other.

Once this initial consult goes well then we like to do a site assessment if property has already been acquired. We would focus on developing the parcel with consideration on topography, natural light, privacy and views and would like to hear your thoughts and/or your designer’s thoughts, if applicable. We would also want to locate utilities or talk through the requirements of developing the parcel.

More often than not we accompany clients to visit potential parcels for their future home, and as soon as we understand what you are looking for we will do what we can to help you locate the site for your future home.

Once we have the property, a site assessment completed and a good understanding for what you want in your home (and what you’d like it to look like) we will partner with you and your design professional to offer our expertise and insight. As part of this, we will keep you educated on the financial ramifications of each part of the design.

The Post-Design Planning

We believe in bidding out our homes based on a scope that is tailored for what you want in the home. We will have a ‘scope development’ meeting so we can make sure each amenity, design element and technology you desire is planned for. From there, we will develop a working budget and once we get through the initial bidding process we will host a follow up meeting to discuss overall cost for the scope. At this meeting we will discuss any additions, alterations or compromises after we meet to make sure the package we put together for you is the best balance of meeting both your design and financial aspirations and will put together the final budget/specs accordingly.

Our Fees

Structure

There are many ways that builders and contractors charge for their services. Some of these are based on fixed prices, where they give you skinny fixture and finish allowances in order to provide themselves a margin to hedge against cost overruns and often times will get you excited with a low figure only to get money out of you later. Other builders will give a “lost leader” price in an open budget format, combined with a low management fee. More often than not, these contracts end up being a façade as the builder ends up making additional money on the back end through mark ups on materials, rebates, contractor discounts/incentives and a litany of change orders.

There are benefits and drawbacks to every scenario, but in reality many people would rather not really know where the money is going or would rather convince themselves that they are getting the best price from the beginning…no matter what happens throughout the project.

Although we can charge any way our client desires, we have a different philosophy in general. We believe that the only effective way to manage projects—especially in the day where most often custom projects are financed by the customer – is to charge a flat contracting and design fees for our services. That fee – a % of the budgeted amount of the project not including property – will vary from project to project, depending on location, scope, timeline and overall design parameters.

The $ Benefits of our Program

First of all, we pass our contractor discounts on to our customers. When our clients go into a supplier to pick out fixtures for their home, they talk real prices rather than hearing a “consult your contractor for the price.” Our customers get to see every dollar that is in their budget, and should the project be trending under they can spend the extra dollars where they see fit. And, should we arrange the finances of your project this way we do not issue change order fees. In addition to the financial benefits on construction materials our custom build clients also get our interior design services at a reduced fee.

We are confident that by empowering you to weigh in on the fiscal decisions of your project – while giving you a guide and counsel to maximize your investment – you will get the home you desire. We know that transparency in every facet of the project is the only way to gain your trust and keep the costs as on track as possible.
